Yes. This is something we plan for deliberately, not as an afterthought. Commercial roofing almost always involves occupied buildings. We coordinate access, staging, and scheduling around your tenants and operations from the start of the project, and we communicate proactively so that property managers aren’t fielding complaints they weren’t warned about.

Repair, Replacement, and Inspections

The honest answer is that a professional inspection is the only reliable way to know. Visible leaks and obvious damage are easy to identify, but the condition of the membrane, insulation, and substrate underneath tells a more complete story. Generally speaking, repair makes sense when damage is localized and the rest of the system is still performing. Replacement becomes the better answer when damage is widespread, the roof is approaching end of life, or repair costs are climbing toward a significant fraction of replacement cost year over year.

Storm Damage, Insurance, and Warranties

We back our work with a 5-year workmanship warranty. Depending on the roofing system, product, and scope of the project, manufacturer material warranties may also be available — and in some cases, maintaining documented maintenance records is a condition of keeping those warranties valid. We walk owners through available warranty options during the estimating process so there are no surprises later.
